*External Property Development and Project Management* profitably develops non-core properties from one of Austria’s largest real estate portfolios (that of ÖBB-Infrastruktur AG) for the open real estate market.
Starting with the initial idea, through the creation of a user requirements programme and feasibility assessment, *External Property Development and Project Management* first provides the decision-making basis for the entire project. In addition, it assumes overall client-side responsibility in project development and execution until the property is handed over to the tenants.
Your Role
- You develop and design residential, commercial, and mixed-use properties (new builds and repurposing of existing properties). In doing so, you identify opportunities and risks associated with properties, unlock potential, and turn visions into reality.
- The technical, economic, and legal development and execution of construction projects fall within your area of responsibility. This includes creating utilisation concepts, feasibility studies, as well as commissioning and analysing expert reports. Assessing economic viability and preparing project cost estimates are also key tasks. You present the results of these studies in a way that serves as a sound decision-making basis for the owner’s committees.
- As the owner’s representative, you oversee projects during the development and construction phases until completion and handover. You ensure adherence to schedules, budgets, and quality standards, manage and monitor execution, and coordinate all involved trades. Additionally, you are responsible for acceptance procedures, defect management, and implementing change and variation requests until successful handover.
- You also manage the necessary regulatory approval processes.
- You clarify, optimise, and further develop the user requirements programme. Based on this, you define and prepare the project and contractual foundations.
- You coordinate project stakeholders, assemble consultant and project teams, and organise all technical tasks within the projects. Your responsibilities also include budget planning and controlling, project monitoring, preparing progress reports for the client, as well as scheduling and cost planning, including accounting and invoice verification for assigned projects.
- You independently conduct negotiations and tender discussions and draft the corresponding minutes. You also contribute to optimising planning as well as scheduling and construction workflows.
Your Profile
- You hold a university degree in real estate management, architecture, civil engineering, or a related field AND have several years of professional experience in project development/planning with a focus on (technical) project management and/or project control in the construction or real estate industry.
- You are distinguished by your strong project and process management skills, as well as your business and legal acumen.
- You are proficient and confident in using common software packages (MS Office and CAD software, tendering and billing tools, etc.).
- As a resilient and composed individual, you work in a structured, analytical, and organised manner. Even in demanding project situations, you maintain an overview.
- Initiative and strong communication skills at various levels complete your profile.
- You have a clean criminal record.
